Cancellation Policy: Full refund if you cancel within 24 hours of booking. Full refund if you cancel at least 30 days before check-in. 50% refund if you cancel at least 10 days before check-in. No refund for cancellations made less than 10 days before check-in, or for no-shows. Cleaning fees and taxes are not charged if you don't stay. House Rules
Rental Agreement & Security Deposit
All guests are required to sign a rental agreement prior to check-in. The agreement will be sent to the primary renter upon booking and must be signed before access codes are provided. It covers property rules, resort policies, occupancy limits, and other terms of your stay.
A refundable security deposit of $250 will be placed as a hold on your credit card on file a few days prior to your arrival. This hold will be released after your uneventful departure. The deposit is not charged unless damage, missing items, excessive cleaning, or policy violations are identified following your stay.
Occupancy & Guests
Maximum occupancy: 8 guests
No parties or events — strictly prohibited
Overnight guests must not exceed the number stated in the reservation
Reservations from local residents of Panama City Beach and surrounding communities are not accepted. This policy helps maintain a respectful environment for neighbors and other resort guests. Exceptions may be considered for temporary housing needs during home renovations, insurance claims, or similar situations with prior approval
Exterior security cameras are in use for safety

Early check-in and late check-out are subject to availability and must be arranged in advance
Late check-outs that delay housekeeping will incur additional fees

Prohibited Activities
No smoking of any kind inside the unit, on the balcony, or in common areas — $250 fine plus cleaning costs will be charged for violations
No illegal activities or substances
No commercial photography or videography without prior written consent
Pet Policy
No pets allowed except for service animals as defined by ADA
Service animals must be declared at time of booking
Documentation may be required as permitted by law
Resort Wristbands
8 wristbands are provided upon arrival
Wristbands are required at all times on resort property — security actively enforces this
Lost or misplaced wristbands cannot be replaced during your stay and will incur a $100 fee per wristband
Resort Registration & Parking
No registration is required on your end. We will handle all guest registration with Edgewater Resort on your behalf prior to your arrival. Up to two complimentary parking passes will be arranged for you and will be available at the security gate upon arrival. Please let us know approximately one week before your stay how many parking passes you'll need so I can have everything ready for you. The Resort Access Pass must be visible on the driver's dashboard while on resort property.
Resort & HOA Rules
By booking this property, guests agree to comply with all Edgewater Beach & Golf Resort rules, HOA policies, and posted resort regulations. Violations of resort rules are the guest's responsibility and may result in removal from the property without refund
