Edgewater Beach Resort is the only full-service property in Panama City Beach, FL, offering guests more amenities than any resort in the area.
Choose your condo from five different areas of the resort–Tower I, Tower II, Tower III, Villas, and Leeward/Windward–each with spacious, gorgeous options ranging from one to four bedrooms and even two-story penthouse options.
Eleven pools adorn the resort (including a luxurious lagoon pool with lush greenery and waterfalls, cabana, and VIP lounge chair rentals, free loungers, and an airbrush shop), plus there are four hot tubs, a full-service restaurant serving breakfast, lunch and dinner, two poolside bars, acres of white sand beachfront with chair rentals, and water sport rentals like wave runners, banana boats, and parasailing.
On the villa side is a 9-hole executive golf course, sport courts (pickleball, tennis, shuffleboard, basketball), a fitness center, Pro Shop, and a convention center.

Tram Service Guidelines & FAQs
- Step outside and locate your nearest Tram Stop.
- Not sure where to go? The Property Map has all tram stop locations clearly marked to guide you!
- To request a tram, simply text your stop name to SANDY, our virtual concierge.
- For example, if you’re at Turtle Stop 1, just text “TURTLE 1” to SANDY and the next available tram will be on its way.
- Once your tram arrives, hop on and enjoy the ride!
- Don’t forget to remember your stop name so you can catch the right tram for your return trip
- Unload with all your belongings from the tram when you reach the tram hub (at the foot of the pedestrian bridge) or another destination.
- Head over to the Tram Hub at the base of the pedestrian bridge.
- This is our main stop—look for signs marked TURTLE 1.
- Queue up near a designated Tram loading area or bench
- Wait for a designated Tram to arrive. (remember your stop!) Tram wait times can be 15 to 20 minutes.
- When a designated Tram arrives, hop on and enjoy the ride!
- Keep all body parts inside the tram. (no dangling feet)
- Please NO profanity.
- Trams CANNOT stop on the bridge.
- Tram MUST come to a complete stop before loading/unloading passengers.
- Passengers may ONLY carry what can fit in their lap. (backpacks, small personal coolers, kids, towels, etc.)
- NO oversized items such as: big coolers, beach chairs, wagons, floats, car seats, wheelchairs, etc.
- NO animals allowed on trams.

- Let them know you have oversized items or need assistance getting to the beach or pool
- Wait outside and be ready to go when your shuttle driver arrives.
